The basis for our work is a joint needs analysis and complete documentation of the property for sale or purchase.

All documents are thoroughly checked by external legal advisors, lawyers with the appropriate authorisation from the bar associations and, if necessary, this property will not be sold until full clarification has been obtained.

This is ensured by due diligence (DD for short) of the property, which is examined from a financial, legal and tax perspective. In addition, technical and ecological framework conditions as well as possible risks are determined. The main aim of due diligence is to assess and exclude potential risks, such as liability risks.

We have consultants in most European countries and work closely with local and national authorities.

Buy and Hold

With this strategy, you buy and hold properties which, in contrast to the fix & flip strategy, are renovated and then rented out instead of being sold straight away. A property is often held over a longer investment horizon of at least 10 years, as this results in a tax advantage and potential increases in value.

Buy and Sell

In contrast to the buy and hold approach, properties are bought and quickly resold at a higher price without any further appreciation or changes to the property. The focus is on buying at a favourable price. The property purchases are made with a very short holding period.

Fix and Flip (renovate and sell)

This strategy is based on the purchase of old properties in need of renovation. In particular, it involves refurbishing properties that are in need of renovation and then selling them. The aim is to make a short-term profit.

Airbnb letting

This involves the short-term or long-term letting of properties via platforms such as Airbnb. This can be particularly lucrative in holiday regions.

Conversion investment

Existing properties are converted or repurposed in order to use them for a different purpose. This usually involves converting the property, e.g. from office to hotel or commercial to residential use. The conversion investment is for short or long-term holding periods.

Property development

Property development means increasing value. A plot of land is worth what can be built on it. For example, for the construction of residential buildings, commercial property or other projects.
